The OK Builders Building Supply store in Kelowna’s downtown North End, was a long established business that recently closed its doors. This property with Industrial zoning sat vacant only for a short time before being brought to market. Due to the prominent development happening in the City’s North end, along with the Future Land Use of this property, there was a significant amount of interest in this property.
We had to present a solid offer and work extremely diligently to avoid missing this once in a lifetime opportunity. We were successful in our offer presentation and were able to work together to gather the information necessary to complete the purchase. The new owner has exciting plans for this property underway, however the process of redevelopment takes time. There is a huge cost to carrying a piece of property of this magnitude. In order to help burden some of the carrying costs we were able to secure two short term tenants to work within my clients timelines.

The client was looking to purchase a property in a notable downtown location to establish a new clothing line they were working on. Prominent Bernard Street properties do not come available very often, and when this one did, we had to move quickly and accurately. Strategic negotiations led to a successful presentation of this offer and the buyer was able to secure this property. Stefani worked closely with her client through the due diligence phase to ensure all of the information was gathered on this property. This included involving an environmental consultant, structural engineer, and several discussions with the City of Kelowna around the two separate titles and potential for redevelopment.
Today, a whole new building stands on this property. This property has been redeveloped into an outstanding architectural feature in Kelowna’s downtown core.
